This sale was especially close to my heart: I represented dear friends from church as the seller served as trustee for his late cousin’s estate. We went under contract before even going live and closed in under 30 days, resolving inspection items with a simple credit at COE. Their prayer was that my compensation would help support my upcoming mission trip to share Bibles and the love of Jesus at the Olympics in Milan, Italy. And God provided right on time.

These wonderful buyers found me through Zillow and fell in love with this Mesa home, even though it had multiple offers. I used a strong escalation clause to win the contract, then negotiated through the BINSR to secure additional credits at closing instead of repairs. We even navigated some “creative fencing” needs so the home truly fit their lifestyle in the end.

For these sellers, everything depended on timing. Their dream home purchase was contingent on selling this one first. When the sale took longer than expected, I created a strategic reverse offer to interested buyers who had visited through showings and our open house. That reverse offer was accepted, we extended their contingent offer on the new home, and both properties closed on time so they didn’t have to miss out on the next chapter.
